With the arrival of this years Property Assessment Notices many taxpayers are questioning the rise in their assessed property values. The Municipal Assessment Agency assesses property values in three year cycles. Last years assessments were based on 2011 market values while this years assessments are based on 2014 market values.

Market value is basically the most probable price that would be negotiated between a seller and buyer of a property. The Municipal Assessment Agency uses actual selling prices of properties that are similar in size, condition and location to determine your assessed value.

Council, during budget preparations, uses the assessed values to set a mil rate which determines the amount of property tax that you pay. For example; if your assessed property value was $150,000.00 at a mil rate of 10 your property tax bill would be $1,500.00. If the mil rate was 9 your property tax bill would be $1,350.00.
